The Senior Building Operative will ensure that a clean, safe and comfortable environment is provided for patients, staff and visitors.
The post holder will provide supervision and guidance to the Building Operatives to ensure that they provide a comprehensive multidisciplinary domestic, portering and maintenance support service.
The Senior Building Operative will support the Multi-trade Operative in the delivery of a range of maintenance activities for their building.
duties undertaken will be agreed with the post holder and will be dependent on both the needs of the service and the skill set of the individual.
The post holder will supervise, the Building Operatives allocating work activities for each shift.
The post holder will take the lead on a range of basic, routine maintenance work (e.g. flushing, testing lights) and patient facing tasks e.g. supplying laundry maintaining cleanliness standards and general housekeeping tasks.
The post holder will also undertake auditing and scoring standards of cleanliness
Main duties of the job
In this role you will be responsible for allocating daily work activities to Building Operatives, ensuring each shift is clearly organised and delivered to the required standards. You will provide operational supervision, monitoring performance and maintaining consistency across all domestic & routine maintenance duties within your area of responsibility, including coordination with hospital contractors. A key part of the role is ensuring that all personnel, including contractors, comply fully with Health & Safety regulations & security requirements, with particular attention to the correct use of tools, access platforms, cleaning equipment and other resources.
You will also undertake minor repair work and planned preventative maintenance tasks that do not require escalation to Multi-Skilled Operatives or District Maintenance Technicians, ensuring timely completion in line with the PPM programme set by the Business Manager.
The role requires you to maintain and monitor a clean, safe and comfortable environment for patients, staff and visitors. This includes overseeing waste disposal protocols to ensure standards are consistently met, conducting scheduled audits of cleaning to guarantee compliance with national cleaning standards and legislation, and organising periodic deep cleaning such as floor care, wall washing and furniture cleaning. You will supervise Building Operatives and subcontractors to ensure these tasks are carried out effectively and to the highest standard.

Essential criteria
- Good general education: reading, writing and numeracy skills
- NVQ 3 or equivalent experience in a domestic and/or maintenance service role
- NVQ 3 or equivalent experience in customer service.
- Experience undertaking basic maintenance tasks (e.g. testing, flushing systems, changing bulbs etc.).

- Minimum of 1 year’s previous experience working in a domestic/maintenance services role within a Hospital/NHS environment.
- Experience supervising large staff groups.
- Experience carrying out routine maintenance, minor repairs, checks and testing across maintenance and domestic services.
Knowledge
Essential criteria
- Sound understanding of Health & Safety and COSHH regulations.
- Understanding of the correct application of manual handling techniques and working at heights.
- Sound understanding of the quality aspects related to cleaning, routine maintenance and food handling.
- Understanding of confidentiality requirements.
