The Estates Maintenance Operations Manager (Hillingdon Hospital) is a senior operational leadership role with full accountability for the delivery, performance and day-to-day management of Estates Maintenance services across Hillingdon Hospital, the Trust’s primary acute site.
The post holder will act as the operational lead for Estates Maintenance at Hillingdon Hospital, ensuring that engineering infrastructure, plant and building systems are maintained safely, effectively and in full compliance with statutory and regulatory requirements. The role is responsible for leading a large multi-disciplinary workforce, delivering reactive and planned maintenance programmes, managing infrastructure risks, overseeing contractor performance and ensuring operational resilience within a complex 24/7 healthcare environment.
Working closely with the Head of Estates Maintenance and wider Estates & Facilities leadership team, the post holder will provide strategic and operational leadership to ensure high standards of safety, compliance, performance and service delivery are consistently achieved. The role will also support major incident response, business continuity planning, capital projects, and the Trust's New Hospital Redevelopment Programme, ensuring Estates operational requirements are fully integrated into future developments.
Main duties of the job
The post holder will play a key role in supporting organisational objectives through effective leadership, workforce development, financial stewardship, risk management and continuous service improvement across the Estates Maintenance function.
• Provide overall operational leadership and management of Estates Maintenance services at Hillingdon Hospital.
• Lead and manage a multi-disciplinary Estates Maintenance workforce through a structured management hierarchy, ensuring effective performance, accountability and workforce development.
• Ensure delivery of reactive, planned preventative and backlog maintenance programmes in accordance with statutory requirements and Trust objectives.
• Maintain oversight of critical engineering infrastructure including electrical systems, steam and pressure systems, water safety systems, building fabric and resilience infrastructure.
• Ensure compliance with Health Technical Memoranda (HTMs), statutory legislation, healthcare engineering standards and Trust governance requirements.
• Lead the identification, assessment, mitigation and escalation of Estates-related operational and infrastructure risks.

Detailed job description and main responsibilities
• Manage Estates budgets, resources, contractors and service contracts to ensure value for money and effective service delivery.
• Act as the principal operational Estates contact for Hillingdon Hospital and maintain effective working relationships with clinical, operational and corporate stakeholders.
• Provide senior leadership during major incidents, infrastructure failures and business continuity events, ensuring continuity of critical services.
• Support delivery of the Trust's New Hospital Redevelopment Programme through operational integration, commissioning readiness and service continuity planning.
• Ensure effective utilisation of CAFM and digital systems to support performance monitoring, asset management, compliance reporting and service improvement.
• Support the Head of Estates Maintenance by providing delegated operational leadership and maintaining service continuity during periods of absence, operational pressure or emergency situations.
• Participate in and provide cover for the Estates Maintenance On-Call Duty Manager arrangements as required.
• Drive a culture of safety, compliance, accountability, innovation and continuous improvement across the Estates Maintenance service.

Essential criteria
- Degree in Engineering, Building Services, Estates Management or related discipline
- Significant experience in Estates Maintenance management within a complex organisation (Band 7/8 level or equivalent)
- Experience of managing multi-disciplinary Estates Maintenance services across mechanical, electrical, and building fabric disciplines
- Demonstrable experience of delivering operational Estates services, including reactive, planned, and backlog maintenance programmes
- Experience of managing statutory compliance, audits, and assurance processes within Estates services
- Experience of managing high-risk engineering infrastructure (e.g. electrical systems, water safety, pressure systems, critical plant)
Desirable criteria
- Postgraduate qualification in Management/Leadership (e.g. MSc, MBA, CMI Level 7 or equivalent)
- Chartered status (CEng/IEng or equivalent professional registration) or working towards
- Relevant Authorised Person qualifications aligned to HTMs (e.g. LV, MGPS, Ventilation, Pressure Systems)
- NEBOSH / IOSH (or equivalent Health & Safety qualification)
- Experience of working within an NHS or similarly regulated healthcare environment
- Experience of contributing to capital projects or infrastructure development programmes
